What is a sublease agreement?

A subleasing agreement is a legal contract between two or more parties known as a sublessor and sublessee that spells out all of the terms of the arrangement, including the length of the sublease and the costs associated.

The period of this sublease begins on the date and ends on the date unless the parties hereto agree to extend the term in writing. The monthly rental price for the premises is a monetary amount, which must be paid in advance on the first day of each month by the sublessee. The rental price must be paid by check, which should be mailed to the address below. The sublessee will vacate the premises after the term.

For the duration of this sublease agreement, all charges for utilities (including but not limited to electric, heat, and water) concerning the premises, which are to be paid by the sublessor under its lease agreement, shall be paid by the sublessee.

Sublessee should surrender and deliver to the sublessor the premises, including everything included therein previous to sublessee's occupancy, in the same condition as they were at the commencement of the term, except for reasonable wear and tear, at the conclusion or expiration of the period. During the length of this Agreement, the sublessee is and shall remain solely responsible for any loss or damage to the premises or anything included therein.

Sublessee shall pay to sublessor a deposit in the amount of dollar amount to cover any loss or damage to the premises or anything contained therein, as well as any expenses incurred by sublessor in restoring the premises or anything contained therein to the condition they were in at the start of the term. The sublessor is only bound to repay the deposit if the premises and everything contained therein is returned to the sublessor in the same condition as they were before the sublessee's occupancy of the premises at the end of the duration of this sublease agreement.

The sublessor will provide an inventory form to the sublessee upon taking possession of the premises, which the sublessee must sign admitting the contents within the premises.

The original lease agreement between the sublessor and the sublessor's lessor, a copy of which has been delivered to the sublessee, is attached to this sublease agreement and is incorporated herein by reference. For the term of this sublet agreement, the sublessee agrees to accept all of the sublessor's obligations and responsibilities under the original lease.

The victorious party in any legal action relating to this sublease is entitled to its reasonable attorney's fees and court expenses.

This lease agreement contains the full agreement between the parties; no additions, deletions, or alterations to this agreement are permitted without the parties' written consent.

If the sublessee is under the age of 18, their legal guardian or parent guarantees and agrees to perform all of the terms, covenants, and conditions of this sublease by signing in the area provided below.

Following the landlord's permission, as specified in this sublease agreement below, this sublease will be binding on both parties.
