QuoteCloud proposals set out the method of sale and commission as content the agent controls: auction, private treaty or expressions of interest with the campaign plan to the key date, and flat or incentive commission options with worked examples at the prices you choose. Commission is paid at settlement under your agency agreement, not through the proposal.
The commission options from a sample listing proposal by a fictional agency, drawn as two lines over sale prices from $1.15M to $1.45M with the price guide of $1.25M to $1.35M shaded. Option A, a flat 2.0% + tax, rises steadily; option B, an incentive of 1.6% + tax up to $1,300,000 and 10% + tax above it, starts lower and climbs faster, crossing option A at $1.365M. A marker steps through four sale prices: at $1,300,000 option A comes to $28,600 and option B to $22,880, inc tax.

Three ways to sell, each with its own plan
The method of sale and the plan to the key date come with the template the agent starts from. Three sample homes from one agency, each sold a different way.
Method of sale Auction
- AuctionA 4-week campaign to a fixed date, with buyers competing on the day.Recommended
- Private treatyAn asking price and offers by negotiation over 6 weeks.
- Expressions of interestWritten offers by a closing date, for buyers who need time.
- Week 1Photography, video and copy approved by you
- Weeks 1–4Online launch, open houses, buyer feedback each Monday
- Week 4Auction on site, Saturday 12 December
Why auction: three recent sales in the street drew several bidders, and a date gives buyers a reason to act.
Four weeks to a Saturday auction
For a family home in a street where recent sales drew several bidders: photography and copy in week one, open houses and Monday feedback, then the auction on site. The agent adds one line on why auction suits this home.
- Auction template with its 4-week plan
- The agent's reasons, in their words
- Campaign packages to match

Commission set out plainly, with worked examples
Two options side by side and what each comes to at the prices the vendors care about. It is content, written by your agency and typed in by the agent: no price table, no payment, nothing for QuoteCloud to collect.

How the worked examples are written
Move the sale price and change the incentive target to see how options A and B compare. In the proposal, the agent types the examples for the guide prices; this page does the sums so you can see the idea.

Locked wording, revised figures, every version kept
Save the commission block in the content library and lock it, so every agent sends the principal's approved wording and only permitted roles can change it. Agents still type in the rates and worked examples for each home.
When the vendors negotiate, Revise Last Version makes version 2 with the new target and examples. Version 1 stays in the document history, so everyone can see what was offered and when.
- Locked agency blocks for commission and terms
- Comments in the proposal for the vendors' questions
- Revise Last Version, with earlier versions kept
- Approval rules on discount % or total value, for discounted campaigns

Commission and method of sale questions
How should commission appear in a listing proposal?
As content: the options you offer, such as a flat rate or an incentive with a target price, and worked examples of what each comes to at a few sale prices, inc tax. In QuoteCloud that is a text or table block in your template. Commission is agreed in your agency agreement and paid at settlement, so it stays out of the price table.
Can the vendor choose a commission option in the proposal?
You can show the options and record the vendors' choice with a choice in the document, but commission itself stays content: it is agreed in your agency agreement and paid at settlement from the sale proceeds, so it never goes into the price table or the payment on signing.
Does QuoteCloud calculate commission?
No. The agent types the rates and worked examples into the proposal, or your CRM sends them as data items through the API or Zapier. QuoteCloud does not calculate, invoice or collect commission, and it does not check your figures against any disclosure rules.
Can a principal approve discounted commission before it goes out?
Approval rules in QuoteCloud trigger on a document's discount percentage or total value (Business plan), so they suit a discounted campaign. Signing off non-standard commission is best kept as your agency's own process, with the commission wording in a locked block so agents can't change it.
What happens when the vendors negotiate the commission?
Use Revise Last Version to create version 2 with the new figures and send it again; earlier versions stay in the document history. Vendors can also ask questions in comments on the proposal. Version history is on the Business plan.
Can we have different templates for auction, private treaty and EOI?
Yes. Many agencies keep one listing template per method of sale, each with its own plan to the key date, or one per property type. The agent picks the template; QuoteCloud does not choose it or the content blocks by itself.
